Where does the market data come from on an Area Page?
When it comes to the sales and demographic data that you see on an Area Guide page, this all gets provided through our integration with Home Junction.
By default, all data gets pulled directly from a city's public record. With sales data being a combination of both private and MLS home sales.
However, if you do have AgentFire IDX activated on your website, we do override the sales data and pull directly from the MLS board.
Also note, that all data you see inside a generated Area Market Report (AMR) is handled the same way as an Area Guide page.
How often does the market data update on an Area Guide page?
Whether your website is using our Public Record data or MLS Data, we use a 15 day cache for updating Area Guides. In addition, there are a couple important things to note with our market data:
- We aggregate Public Record data in up-to 6 month blocks. This is because a cities Public Record is often slower to report updates and this is the recommended window to gather an accurate picture of market trends.
- MLS Sales data is pulled for the past 30 days with back-ups of 60 day and 90 day intervals if unavailable. Public Record data also still may be used if MLS Sales data can not be found.
Can you customize the design of an Area Guide page?
Yes, you can edit any page you create with Area Guides using our Spark Editor. The Oasis Group website offers a perfect example of this.
Although you have almost the same amount of design flexibility you do as any other custom page, it is important to note that some of our blocks and widgets that leverage Home Junction data have less customization ability due to the fact we are pulling that data in a specific way.
In any event, we suggest letting our design team handle any customization you need so that we can build you something special!
Can you add custom descriptions to an Area Page?
Yes, when editing an Area Guide page with the Spark Editor you will see that all of our standard content blocks and widgets are available.
What’s even better is that you can generate Google researched descriptions for your areas using Spark AI. Just click the “Generate With AI” button inside either the Neighborhood Description block or the custom description toggle inside the Featured Listings block.
Can you customize an Area Market Report (AMR)?
No, the designs for our AMRs are static and can not be customized. However, you can add a custom description and adjust some of the button URLs found inside each AMR through their admin pages.
Can you override the demographic and sales data on an Area Page?
For Area Guide pages you can adjust the boundaries in which data gets pulled from or use custom content in replace of Home Junction data.
With the Yelp Feed block in particular, you can also manually choose your own businesses to feature on the page.
It is important to note however that you can not override the data on our AMRs as it is completely automated.
How does the IDX integrate on an Area Guide page?
If you have integrated with AgentFire IDX or ShowcaseIDX, whenever a new Area Guide page is created, listings should automatically display in the Listings Block based on the boundary you selected.
You can also opt to edit that Listing boundary or choose to use a custom Saved Search.
Now if you are using one of our “Bring Your Own IDX” options, like Ruuster or Real Scout, then you will have to manually add these listing feeds to each of your Area Guide pages using their iframe options.
Can you add custom Saved Searches to an Area Guide page?
Yes, you can add custom Saved Search to your Area Guide page.
How do you set up interlinking on an Area Guide page?
For added SEO benefits, interlinking is a great way to make clusters of pages on your website more visible to your visitors and search engines like Google.
To best accomplish this with AgentFire, we suggest using our Footer Builder to create a custom top footer that can be used on all your Area Guide pages. Here you can create a legend or index of either all the Area Guide pages on your website or to various Search Pages that your visitors would enjoy.
If you need assistance setting up a new footer, just simple reach out to your support team and they can pair you with one of out designers!
Can you change the number of POI markers displayed inside the POI Map?
Yes, inside the POI Map block you can update the market limit to up-to 100. However, we suggest sticking closer to the default of 25 for faster, more precise loading.
Why does the market data seem off from other websites like Zillow?
One of the main reasons why the sales data on your Area Guide page may seem off from other websites is often not because it is wrong, but instead because of the way it is aggregated.
With your city’s Public Record data, it combines sales data submitted from both the MLS and Private sales from up to the past 6 months. Where as some other tools may only be reporting MLS Sales for a specific time period selected.
Now if you are an AgentFire IDX user, if available, we do override the public record data and report MLS Sales on Area Guide pages for 30, 60, or 90 day intervals. This should make it appear very similar to what you are used to seeing elsewhere.
It is also important to note that this is 100% automated data and you have to allow for some margin of error. We are not augmenting or “hand curating” it in any way. Especially if you are in a Non-Disclosure state, we may not get any data at all (neither will any other solution).
When it comes specifically to our Automated Market Reports, if you are unhappy with the data that we aggregate for those pages, you do have the option to point the Lead Form elsewhere and deliver your own market report to them; for example one generated by your board.
In any event, if you do have an issue with any data being reported you can reach out to our support team. We will just need specifics on the issue, as well as a correct comparable else (like with your board), and we can use that to potentially identify and fix a problem with Home Junction if there is one.
